Beginning the Conveyancing Process
When you have made the decision to purchase a property you will find it helpful to discuss your particular situation with one of our lawyers so you are aware of matters that need to be included in your offer. When you have found the property you wish to purchase the real estate agent will prepare a form of contract. The agent will send a copy of the agreement to us and we will confirm that the protections you need have been included before you sign. For example, you may be reliant upon finance being approved or receiving a satisfactory builders report. Conditions will need to be included.
Common Issues During the Conveyancing Process
From the time the contract is signed through to settlement date a lot happens. You may be making an application for finance, commencing the process for accessing your KiwiSaver funds, builders reports may be needed, a Land Information Memorandum may need to be obtained and checked. From the moment the contract is signed we work with you to make sure everything is done ahead of time and there are no unexpected surprises. Occasionally, title searches reveal problems with the property, builders reports identify matters to be resolved, valuations for finance may be too low. We deal with these problems on a daily basis and will guide you through the process of resolving them.
